• Fieldchecks of BMS Control System, Fire Alarm systems and PA system.
• Managing Service Providers for maintenance of equipment’s as per the schedule and regular auditing of healthiness of the equipment’s.
• Rectify Faults/repair equipment when required
• Minimize The Downtime Any Equipment.
• Maintenance Necessary log books, maintenance reports, submit daily activity report and monthly management report.
• MonitoringofBMSSystemincluding all integrated system (including HVAC,DG,FAPAS, Elevator etc.) and prepare daily and other periodic reports on BMS, consumables, energy usage etc.
Monitoring Preventive maintenance of BMS including all integrated systems.
• Troubleshooting of BMS and integrated systems, changing set points of HVAC and other system to optimize according to environmental conditions and energy performance including VAV’s and VFD’s.
• Assist Service provider as and when required.
• Able To Install and terminate any cable for fire alarm system and other cabling for low current system as and when required
• Escalation of non-compliance, violations and emergencies
• Coordination with security and communication with Oracle facility team in case of fire alarm or during emergency etc.
• Performregular housekeeping of all equipment rooms
• Adjust Variables and provide adjustment as required to ensure systems are operating correctly within parameters.
• MaintenanceofVESDASystem/WaterLeakDetection System.
• Monitorandrecordvalues ofHVACsystems to build up a database of records to provide data for energy efficiency improvement.
• Energyconsumption tracking and recording.
MinimumSkills Requirement:
ITIin electrical/electronics stream with 4-6 years of experience in BMS operations or Diploma in Electrical & Electronics engineering with 2-3 years of experience in BMS operations.
